Most TI requests arrive before there is anything to take off properly. You need a defensible budget from a test fit and a square footage, not a full quantity survey.
Volume over size
Dozens of small budgets a month rather than a handful of large bids. Anything that takes a full day per estimate simply doesn’t scale to the workload.
Allowances and landlord work letters
Budgets have to reconcile against tenant improvement allowances and base-building conditions, and clearly separate landlord scope from tenant scope.
Benchmarks are the credibility
Your numbers get checked against what similar space cost recently. Historical cost per square foot by space type is the asset that makes a fast budget defensible.
