Tear-off and existing conditions
Re-roofs start with what’s already there: layers to remove, wet insulation, deck repair. Those conditions change the number more than the new system does.
Waste and details add up
Laps, cut waste, perimeters, curbs, drains, and penetrations are real cost. Priced as a flat add, they hide; counted from the takeoff, they’re visible.
Production changes with the roof
Height, access, roof size, and complexity decide how many squares a crew installs a day. Condition factors keep labor honest across very different jobs.
